Rent and arrears
Once a lease is saved, its rent schedule bills itself: step rents, rent-free months, service charges and GST for GST-registered landlords. Turnover rent is calculated from the sales retail tenants report, and our invoicing software sends invoices, receipts and reminders.
One lease record
Lease management is one module of our property management system, and the other modules read the same lease.
At hand-back the unit is compared with its move-in photos, and reinstatement costs are set against the deposit.
Repair requests in our property maintenance management software open against the lease, and tenant damage is recharged on the next invoice.
Each lease lists the landlord's fittings from the property asset register, such as air conditioners and appliances, for the handover checklist.
Leases use your own templates, while supplier and service agreements sit in our contract management software with their own renewal dates.

Questions
Lease management software keeps every lease and tenancy agreement on one register, bills rent from each lease's schedule, holds deposit and stamp duty records, and alerts you to expiry, break and review dates before they pass.
The system records which outgoings each lease passes to the tenant, such as service charges, utilities, insurance or maintenance, and bills them alongside rent. Gross, net and triple net are simply terms set on each lease.
Retail tenants report monthly sales through the tenant portal or by file upload, and the system calculates turnover rent as each lease sets it, alongside the base rent. Missing sales reports are flagged before invoices go out.
Rooms and beds can be let on licences with their own terms, all-in rents and deposits, alongside full leases for whole units. A resident who moves rooms keeps one history, from first licence to final hand-back.
The system records each agreement's IRAS stamp certificate and stamping date, and reminds you about any still unstamped. GST is added to commercial rent invoices for GST-registered landlords. It records and reminds; it never files.
The tenant's record shows the warning signs before you renew: rent paid late, arrears building up, a banker's guarantee about to lapse or repeated damage recharges. Payment history sits beside the lease, ready for the renewal discussion.
