The tenancy

Leases and tenancies
Every unit shows its current tenant, lease dates, rent and deposit, and a vacant unit shows how long it has stood empty.
Step rents, rent-free fit-out months and agreed reviews are set once on the lease. Every invoice then follows them without anyone recalculating.
Cash deposits and banker's guarantees sit against the lease with their expiry dates, and a guarantee due to lapse mid-term is flagged early.
Leases nearing expiry or a break date appear months ahead, with reminders set, say, six months and three months before.
Each tenancy agreement keeps its signed copy, IRAS stamp certificate and stamping date, with a reminder for any agreement still waiting to be stamped.
Letters of offer, leases and renewals draw on your own templates and go out for signature. Wider contract work can run in our contract management software.
Billing and collections
Rent, service charges and utility recharges bill from the lease each month, with GST on commercial rent for GST-registered landlords. Property accounting tracks arrears and prepares owner statements, and our invoicing software can send the invoices and reminders.
Maintenance and assets
Maintenance requests, work orders and contractor jobs → all run against the units and assets they concern.
A tenant reports a leaking pipe in the portal or on WhatsApp, with photos, and the request lands against the right unit.
Each job goes to an in-house technician or a contractor with a target date, and closes only once the tenant confirms the fix.
Lift servicing, air-conditioning maintenance and fire safety checks run on schedules, each raising its work order before the due date.
The asset register lists buildings, units, plant and equipment →, with the location, supplier and installation date of each item.
Warranty end dates and service contract renewals sit against each asset, so a repair still under warranty goes back to the supplier.
Condition checklists with dated photos at move-in and hand-back show what changed, and reinstatement costs are agreed against that evidence.
Tenants and residents
The tenant portal puts each tenant's lease, invoices, payments and repair requests on their phone. Condominium residents book the BBQ pit, function room or tennis court there too, under rules from our booking management software.

A packaged product is often right when your leases and billing fit its workflow. Custom software makes sense when you keep working around it: turnover rent, mixed portfolios, several owners or developments, or connections it cannot make.

The system can pass invoices and receipts to Xero or QuickBooks, take PayNow, GIRO and card payments, and send e-invoices to commercial tenants through InvoiceNow (Peppol). Without an API, a scheduled file exchange works.
The system adds GST to commercial rent invoices for GST-registered landlords, as you configure it. For stamp duty, it records each agreement's IRAS stamping date and certificate and reminds you about any still unstamped.
