Listings and enquiries
Each listing records the property type, whether HDB, condominium, landed or commercial, with size, tenure, asking price, photos and the owner's terms.
Published listings appear on your own website from the same record, and a price change or sold status updates there automatically.
Enquiries from property portals, your website, calls and WhatsApp are logged against the listing they ask about, with the source recorded.
A new enquiry goes to the listing agent, the agent on duty or the next in a rotation, and passes on if nobody responds within the time you set.
The system flags a buyer already registered by another agent, and the record shows who introduced them first and when.
Agents send listing details, viewing confirmations and follow-ups through WhatsApp Business, and every message stays on the buyer's record when an agent leaves.
Viewings on the move
Agents run their day from a phone: the viewing list, directions, access notes and the buyer's history. Viewings book through our appointment scheduling software, which checks the agent's diary and reminds both sides.
Each connection uses the tool's own API, or a scheduled file exchange where it has none.
Deals and commissions
Every figure that decides an agent's pay sits on the deal, where anyone entitled can check it.
Each offer records the price, terms, deposit and expiry alongside the owner's reply, giving the team one history of which figure was agreed and when.
Sales and rentals each follow their own stages to completion or key handover, and a managed tenancy then passes to our property management software.
A shared deal records which side each agency acts for, the agreed share of commission, and the co-broking agent's contact and CEA registration number.
Splits between agents, team leaders and the agency follow your own tiers and payout rules, and a payout is released only once the client's payment arrives.

Common questions
Real estate agency software runs an agency's property work: listings, enquiries, viewings, offers, co-broking and commission splits. A general CRM tracks contacts and deals but has no place for a listing, an owner's terms or an agent's split.
We build it for property agencies, from boutique firms to large agent groups, and for developers' sales teams running new launches with appointed agencies. A smaller agency can start with listings and enquiries and add commissions later.
Pricing depends on scope: the modules you need, how complex your commission rules are, developer launch features, integrations, data migration and any AI features. We quote against an agreed specification after a scoping session.

Agents can use the system on their phones: the day's viewings, listing photos, buyer history and feedback forms all work in a mobile browser. Where a team wants one, we can also build a dedicated iOS and Android app.
Website and WhatsApp Business enquiries arrive directly, and portal enquiries can be read from the notification emails a portal sends, or its data feed where offered. Each is logged against its listing and assigned under your rules.
Each deal records the co-broking agency, its agreed share and the split between your agents and team leaders, calculated by your own rules. Payouts are released once the client's payment arrives, with a statement for every agent.
Each salesperson's CEA registration number can sit on their profile, since salespersons in Singapore are registered with the Council for Estate Agencies. The number then prints on listings, offer letters and other documents the system generates.
The software shows every unit's status during a launch, lets appointed agencies hold units for their buyers until a set expiry, and records bookings with buyer details from Singpass and Myinfo, or Corppass for companies. Each agency's commission follows.
AI features work with your own listings and deals: WhatsApp and email agents for enquiries, drafted listing descriptions, signed documents read into deals, plain-English questions, commission forecasts and anomaly checks. Each is built in its own phase.
