Property asset management software keeps a register of every building, unit, plant item and piece of equipment, with ownership, valuation records, warranties and servicing history. It links to maintenance work orders and reports across the whole portfolio.

It tracks physical things in buildings, such as lifts, pumps, fittings and keys, with their warranties and repairs. IT asset tools track laptops and licences, and investment platforms track fund returns; neither knows a unit or a work order.

Every work order is raised against an asset, showing its warranty status and past repairs. When the job closes, the contractor's report, parts and cost are added to that asset's history without anyone retyping them.

The key register records every key and key set by unit, door or plant room. Each issue to a tenant, contractor or staff member is signed for with a return date, and overdue or lost keys are listed.

The software records valuations rather than producing them. Each valuation's date, valuer, basis and reported value is filed with the report, and the system reminds you when the next valuation is due.
